KINGSWAY GAINS APPROVAL FOR PLANNING APPLICATION
Wilson Bowden welcomed in the New Year with approval for its first phase of development at Kingsway Business Park in Rochdale, Greater Manchester.
The developers of the £350million business park gained unanimous support from Rochdale Township Planning Sub-Committee to develop a five hectare plot in accordance with the Rochdale Unitary Development Plan and additional conditions stipulated by the Highways Agency.
The plot, which will be built speculatively, will comprise four units with B1(C) light industrial, B2 general industrial and B8 warehousing and distribution (B8) use. Planning approval has been granted specifically for three units of 20,000 sq ft (1,858 sq m), 35,000sq ft (3,252 sq m) and 56,000 sq ft (5,202 sq m) with a fourth unit of 70,000 sq ft (6,503 sq m) available on a bespoke design and build basis.
The units will be individually designed around a common theme, giving a contemporary appearance. Associated parking is also planned for the units, along with servicing and landscaping of the surrounding areas.
The plot will be accessed and bounded by the primary spine road and a secondary loop road. Greenways cycle and pedestrian routes will be part of a larger travel plan ensuring optimum access to the development.
David Ward, Planning Director for Wilson Bowden Developments comments for the Kingsway Partnership: “We are delighted that the application process went smoothly and look forward to working with Rochdale and the Highways Agency in realising this first phase of development.”
Rob Green, Operations Director for Kingsway at the Northwest Regional Development Agency comments for the Kingsway Partnership: “This was an important decision for Kingsway. Approval on this first application for build is a crucial step in creating the high quality mixed-use scheme we believe to be at the forefront of economic development in Rochdale and Greater Manchester.”
The Manchester offices of Dunlop Haywards and Jones Lang LaSalle are the retained agents for this development.
